The Fitzroy Gasworks precinct is one of Melbourne’s most ambitious urban renewal projects — a 4.0-hectare transformation of a former industrial gasworks site into a thriving mixed-use neighbourhood in the heart of Fitzroy North.
Across three residential parcels, the precinct will deliver approximately 1,400 new homes — Parcel A (360 build-to-rent homes with 33% affordable housing and 10% for First Peoples), Parcel B (513 build-to-rent homes, all-electric, minimum 5-star Green Star) and Parcel C (539 build-to-sell homes including affordable, at-cost and specialist disability accommodation). The precinct also includes the completed Bundha Sports Centre (opened 2024) — Victoria’s first vertically stacked, all-electric, 5-star Green Star multi-use sports facility — and the Wurun Senior Campus (open since 2022, 650 students), alongside restored heritage buildings, generous public open space and activated ground-level offerings.
Delivered by Development Victoria with private-sector partners including Local: Residential (Parcel A), Assemble (Parcel B) and Milieu (Parcel C), construction on Parcel B commenced in May 2026. A new mid-point tram stop on Smith Street will place residents within a short walk of high-frequency public transport. MCG Consult is the lead civil engineer across all three parcels, providing civil infrastructure design, stormwater management, flood resilience, WSUD integration, contamination interface coordination, and ground plane grading across a challenging sloping site with significant flood risk.
