The 99–111 Lorimer Street development is a flagship $350 million Build-to-Rent project in the transforming Lorimer Precinct of Docklands.

Delivered for Monno (formerly CostaFox) and designed by Rothelowman, the project comprises a 32-level residential tower providing 389 apartments alongside approximately 2,000sqm of commercial and retail floor space, with five levels of commercial and office space.

The development is targeting an 8.5 Star NatHERS rating — the highest sustainability benchmark for any Build-to-Rent project in Australia — and includes 10% of homes allocated as impact housing. MCG Consult has been engaged to lead civil engineering across the public realm, internal site servicing, stormwater strategy and authority coordination. Set within one of Melbourne’s most flood-sensitive catchments, the project demanded a sophisticated and climate-resilient civil engineering response, including one of metropolitan Melbourne’s first smart rainwater on-site detention systems.
